​Put your Property in a Good Light with these Photography Tips & Tricks

It is a well know fact that when you post a rental or real estate listing online with accompanying photos, you are more likely to receive more responses than a listing with no photos. In this article, I’m going to show you the tips and tricks and the do’s and don’ts to taking real estate photography. Note: If you don’t have a camera, then no need to worry. Cell phone cameras are also suitable.
• Angles are your Friend!
Photographing the room at a 3/4 angle instead of a straight-on shot of the wall is more aesthetically pleasing and it makes the room look bigger. Pick the corner you want to photograph and then stand at the opposite corner of the room; go as far back as you can and snap the photo. If possible, get all 4 corners of the room.

• More Carpet, Less Ceiling! 
To make the room look bigger, show more carpet and less ceiling. See picture for example.

• Room with a View?
Photograph any room that has a unique view of the mountains, city or surrounding foliage. 

• Photograph Unique Features & Amenities
Does the property have any unique features and amenities: architecture, pool/spa, walk-in closet, granite countertops, or stainless steel appliances, etc? If they do, include them in all photos.

• Natural Lighting is the Best!
Photograph your property on a sunny day and open up all the windows to let the natural light in. If your property is in an area that doesn’t get a lot of natural light, then your second option is artificial lighting, but keep in mind that artificial lighting can create an orange color cast in photos.

• Photograph Clean Rooms 
Mop, dust, vacuum and put away anything you don’t want a potential tenant to see.

• Keeping pets in or out of pictures?
There is a home staging trend where home stagers would include pets as part of the decor of the room. It has been said that including animals breathes new life in the property as well as giving a feeling to potential homeowners or renters of what it would be like living there. If you have a well-groomed animal that is well-placed in a home, then I think it's a go. Keep in mind though that there's always a downside. Even though I have two cats who I love dearly, I know that not everyone shares the same sentiment. Also, people with pet allergies might be turned off by a property if they see a picture with pets in them. Some people associate pets with messy carpets and shedding fur. For better practice, it's best to leave pets out of pictures.

• Photographing Bathrooms
When photographing bathrooms, put away all bathroom products and close all toilet seat lids.

• FREE Photo Editing Apps
If you don't have access to Photoshop, then there are a lot of great FREE photo editing apps from the Android and Apple Markets. Just download the free app, edit on the fly and post your photos to Craigslist or wherever you decide. If you wish to edit your photos for FREE from your computer, then I recommend picmonkey.com.
Note: Keep in mind that these apps are only for simple editing: cropping, straightening, sharpening, etc.

TRENDS: The Largest Rental Housing Trade Show in the Northwest!

I am very excited to be attending the TRENDS trade show tomorrow (Dec. 8), which will be held at the Washington State Convention Center in Seattle. The company I work for, The Washington Rental Owners Association, will be holding a booth there.  

What is TRENDS? TRENDS is the largest one-day rental housing ownership/management conference and trade show on the West Coast. TRENDS serves the Pacific Northwest and has sold out the last 27 years! The TRENDS Education Conference includes the largest regional industry trade show featuring 215 exhibitors. The TRENDS show draws over 1,400 attendees. This year TRENDS offers 40 educational workshops. Each workshop is taught by the best local, regional and national presenters

New Logos for the Month of November

It's been very busy for Trina Eliza Designs, but a good kind of busy. This month, I've finalized the designs for two logos. First logo is for teen musician, Sebastian Janoski. Second logo is for Washington State Attorney, Rob Trickler. 

"Sebastian Janoski is an American born singer, musician, songwriter, and actor. He is primarily known for his various musical releases, appearances on local and national television shows, broadway theater, movie roles & soundtrack work."
Sebastian is also a very talented guitar player, which is why I incorporated the guitar imagery into his logo. In addition, a script font was chosen to convey his youthfulness and energy. 

Rob Trickler is an attorney and counselor at law with a firm located in Everett Washington. He was in need of an updated logo. Mr. Trickler wished to have the scales and laurel leaves imagery in the design. For the font, I incorporated Trajan Pro into the logo. Trajan Pro is an elegant font that conveys professionalism, respectability, & trustworthiness.

Creating an Eye-Catching Ad

I created this ad for a lawyer located in Everett, Washington. His old ad needed to be revised so that it would be more eye-catching in a newsletter. I put my design knowledge and skills to good use in order to create an ad that would help him stand out from the competition.

Provided below are the design principles and techniques I used to redesign this ad.


Hierarchy

What is hierarchy? A hierarchy is an organization of items into different levels of relative importance.
In the revised ad, my goal was to first draw attention to the business name: The Law Office of Robin W. Trickler, PLLC,. It was especially important to add emphasis to the name since it communicates to an audience that this is an ad for legal services. Hierarchy of the business name was achieved through it's placement in the ad (at the top), the increased text size and the use of high-contrasting colors.

​Order & Improving Readability
To achieve order and to improve readability, the list of offered services, phone number & website was arranged in one column under the business name. In addition, bullet points were placed to the left of the offered services so people can easily differentiate each one. The alignment of all the text with the 'Scales of Justice' image also helped to achieve order throughout the ad.

Consistency
Color: The revised ad uses the same color palette throughout: gold for the text and black for the background. If you are creating an ad without a pre-defined color palette, try taking color from an image. In this case, I used the color picker tool to select the gold color from the 'Scales of Justice' image.

Font: I also used the same font throughout the ad. A serif font was chosen because I felt that it was professional-looking and appropriate for a law office. NOTE: Ads can also have a 2nd font, but any more than that and it will start to look cluttered.

High-Resolution Imagery
Always use high-resolution images! Low-quality images tend to be blurry and even blocky in some parts. High-resolution images have crisp, clean and clear lines, which is why they are perfect for print advertisements. Also, stay away from clip art as they tend to look unprofessional.

Raffle to Support a Good Cause

On Saturday, September 26th, Always Something Thrift Store will be holding a raffle. The lucky winner will win a live-edge, maple burl bowl (pictured left). This bowl was handmade by local artisan, Don Lennon. Check out his amazing work: www.burlwoodturnings.com.

The proceeds from the raffle will go to purchase food for our four-legged friends of our Everett homeless.

Redesigning WROA's Newsletter

Last year (around September of 2014) the Washington Rental Owners Association went through some changes - and all for the good! In addition to a new office and increased memberships, WROA has merged with other Chapters in Washington State. Since there have been so many new developments, we felt that we should give our brand identity a little makeover.

I've been with WROA for a year now and during that time I've been updating their brand identity with a new logo, and marketing materials.

Back in July 2015, I was given the responsibility of redesigning and publishing the company's newsletter. Opting for vivid blue colors, bold typography, and a clean design layout, I produced an informative as well as an aesthetically-pleasing newsletter.

WROA Vendor Fair

The Washington Rental Owners Association will be hosting their 1st Annual Vendor Fair on September 12 in Everett, WA. This is a great opportunity for businesses to connect with their community!

The Vendor Fair also provides an excellent route for anyone wanting to learn more about the housing and rental industry. The Fair will present a platform for a wide-variety of speakers to discuss topics related to their profession (see flyer for details). In addition to the speakers, there will be vendors operating booths, myself included. So stop by and say hello. The Vendor Fair is open to the public.

Adobe Illustrator: The Rotate Tool Tutorial

Fairly recently, I completed a design project for one of my clients, SPARK Behavioral Associates. This project consisted of a new logo and a business card. To achieve the blue spark graphic for the logo, I turned to my old trusty rotate tool. 
In the tutorial below, I provided the steps I took to evenly rotate objects around a circle.

Step 1: Creating the Shapes

Open up a new document in Adobe Illustrator.
In the tool bar, select the ellipse tool (L). While holding down the shift key, use your mouse to click and drag a perfect circle on your art board.

After creating the circle, go back to the tool bar and click on the 
rounded rectangle tool to create a vertical beam. Position the vertical beam directly above the circle. Make sure the beam and circle are centered.

Step 2: The Rotate Tool

With the beam selected, click on the rotate tool (R) in the tool bar. 
Once the rotate tool is selected, you will notice a light blue cross 
in the middle of the beam.

Step 3: Positioning the 
             Reference Point


This is an important step! Make sure you hold down the Alt Key while hovering over the middle of the circle. 

Click the center of the circle. 

A light blue cross will appear in the center of the circle and a dialogue box will instantly pop up. Note: The light blue cross is your reference point.

Step 4: The Dialogue Box

In the dialogue box, type in 360/10. This means that 10 beams will be distributed evenly around the circle. 360 referring to a perfect circle. 
Note: For this example I am using 10, but you could type in any number you'd like.

With the dialogue box still open, make sure you Select Copy & NOT OK. 

After selecting Copy, an exact duplicate of the beam will appear right next to the original one.

Step 5: Duplicating the Object

Now hit ctrl-D on the keyboard to make a copy of each beam around the circle. Keep hitting ctrl-D until the circle is completed.

You have now completed a spark graphic!

New Logo & Business Card for Spark Behavioral Associates

Spark Behavioral Associates is a Washington-based behavioral consulting and training company. They work primarily with educators and school districts--and ultimately individual client engagement. Their field involves the scientific study of principles of learning and behavior. Their mission is to help a child, family & community in playing a part in creating a change that positively impact the child's life.

I worked with Spark Behavioral Associates to create a logo and business card for their company. After learning more about my clients and their mission to help children, I wanted to create an image that is personable, friendly & casual, but professional at the same time. Both the clients and I felt that the chosen font and custom-designed graphic conveys that image.

An Updated Logo for Always Something Thrift Store!

Always Something Thrift Store's logo has been given a new look!

So What's New?
  • New Typefaces: Corbel Bold & Corbel Bold Italic
  • Bolder Colors

I picked the typeface Corbel because it is a little similar to the old logo's typeface; the typeface chosen for the word 'always.' Corbel also stands out more which makes it perfect for signage and other marketing materials.
